Report stock loss and home mortgage interest on tax return?
I have stock a loss i am thinking to sell it before 12 31 09 to get some tax deduction.I know that i can get tax deduction up to 3000?However, I pay for home mortgage interest too . would the stock deduction have any affect on home mortgage interest deduction portion ? like... if i use that 3000 tax deductible then i cant get home mortgage deduction ? how it work ?

What should I do with my home mortgage situation?
I have a home that I couldn't sell in the past summer. I ended up renting it to someone. Even though I'm getting rent from them, I still have to cough up another $600 to make up the mortgage which is an INT ONLY mortgage. So let's call this home " Home 1" . I had to move to another state because of my job. So I'm renting this house right now for $1200 mth which we'll refer to home 2. Now I could buy another home which WILL be less than home 2's rent. Or I could refinance home 1 to a 30yr Fixed with lower interest rate. Here the catch, since home 1 is now a rental property, i must have 40 % to put down which I don't have $95k . The big ? here is....what should I do? Should I just go ahead and purchase home 2 first which will be a 30yr fixed ? That way I could build equity in home 2 while I figure out what to do with home 1. Or should I just keep renting home 2 and save $95K which will take a long time ? Please help. If there is another option out there, please help. If I'm not clear, I can clarify more. Thanks

Second home mortgage vs. investment property mortgage?
We are considering buying a second vacation home. A cabin in the mountains, about 150 miles from where we live. It's much cheaper to get a second home mortgage than an investment property mortgage, but we would ideally like to get some rental income from the property as well. It probably wouldn't be a lot, definitely not enough to pay the mortgage. I've gotten a lot of hemming and hawing from the mortgage specialists I've spoken with about whether we'd qualify for a second home mortgage. Is there a specific line lenders use to separate a second home from an investment property? Any rental income at all? Or is there a threshold amount, or a threshold number of days, or percentage of owner occupancy? We're going to be 100 % honest with the lender, but we'd like to know in advance if we need to commit ourselves to a certain limitation on rental use. Thanks I appreciate the answers, but they don't quite get to the heart of my question, so let me rephrase it. The home would primarily be for our personal vacation use. But since we care about not committing mortgage fraud and want to be sure we're on the right side of the law we need to know if ANY amount of rental income is too much for that type of loan.What we have in mind is letting people rent it on weekends we're not using it. It would never be occupied by a tenant for more than a few days at a time. No long term lease. It's in a ski area and I imagine we could find renters for some of the weekends we don't use it during the winter months.We would probably stay there several whole weeks during the year, and numerous more weekends, and would probably be the ones to occupy the cabin more than 50 % of the time it's occupied.Would that situation qualify for a second home mortgage? So my dad is fed up with our small house. He owes $260K and we recently went to see a house in another nicer city for $250K, 3 times bigger then out current one. Is it possible to have my dad's current mortgage transferred to another house? So we can do a " swap" if you call it and still owe the same amount we do on our current one? First Time Home Mortgage - Where to Go?
I just got off the phone to try to get pre qualified for a loan. The guy asked me how much I was looking at, and I told him and then after I ran some numbers by him basically had the tone of, " Well too bad...that might be kind of a high loan." I wanted to look at homes and all I wanted to do was get an idea of the price I should start looking at but it was like pulling teeth asking him questions and asking him what numbers are safe to look at.
